Property Buyer Alleges Fraud Against Real Estate Firm Over Forged Deed

Tomaine Davis, a resident of Cook County, Illinois, has filed a lawsuit against Semper Fidelis LLC and several associated parties in the United States District Court for the Northern District of Illinois on November 26, 2025. The case involves allegations of fraud and conspiracy related to a property transaction that Davis claims was fraudulent.

The plaintiff, Tomaine Davis, alleges that he entered into a valid real estate purchase agreement with Annie Watson on December 3, 2024. However, he accuses Semper Fidelis LLC and its associates of recording fraudulent memoranda of contract and forging a warranty deed to claim ownership of the property located at 809 N. Waller Ave., Chicago. According to Davis, Annie Watson never signed or authorized the sale of her property. Instead, her daughter Felicia Brown was allegedly paid by representatives of Semper Fidelis LLC to forge Watson’s signature on the deed. This forged document was notarized by Diego Lagunas without Watson’s presence, violating Illinois notary laws.

Davis asserts that Ira Kaufman, an attorney involved in preparing or supervising the fraudulent closing process, knowingly participated in this deceitful act. Old Republic Title Company is also implicated for processing and insuring the closing based on these forged documents. As a result of these actions, Davis claims his contractual rights were violated and his title to the property clouded.

In his complaint, Davis seeks compensatory damages amounting to no less than $1 million along with treble damages under RICO statutes due to alleged mail and wire fraud as well as elder financial exploitation linked to this scheme. He also requests punitive damages against each defendant involved in this conspiracy alongside declaratory relief declaring all fraudulent deeds void ab initio.

The legal team representing Tomaine Davis includes himself as pro se litigant while defendants are represented by Ira Kaufman among others yet unnamed attorneys from various law firms across Illinois jurisdictions where this case unfolds under Judge Sunil R Harjani’s oversight bearing Case ID: 1:25-cv-14481.
